Review the site, discuss requirements and strategy for procurement in general terms.
These will be prepared in sketch format to test the initial assumptions of our response to your brief and manage expectations from the onset, laying out options for further development in the stages that follows. At this point you will have enough information to be able to decide on the project scale, the design core concept, hierarchy and relationships between spaces.
Preparation of scaled drawings (plans, sections, elevations and other information as required) showing the existing and the proposed design for submission to the relevant Local Authority.
We prepare scaled drawings, details and specifications for submission to Building Control and to enable a shortlist of contractors to tender for the works (or 1 trustworthy company to provide a negotiable price breakdown).
We analyse the cost and programme provided by the construction companies invited to tender, review any discrepancies or missing information in their submission, agree with you on the appointment of one company, then prepare the appropriate paperwork and award the contract to the successful builder. We carry out due diligence by reviewing the contractor Health & Safety documents, site welfare, facilities and site possession strategy, initiating works on site and providing information for Construction Design Management requirements as necessary.
Architectural Design cannot be undertaken in full without the valuable insights and expertise of other professionals to assist during crucial stages of your project. We can recommend trusted specialists to be appointed to advise before and during construction works. Typically, and depending from the scale and level of complexity of your project, the design team may include the following consultants:
We - together with specialists appointed as applicable - periodically monitor the progress of works on site to ensure the approved plans and details are adhered to, the programme is respected, and any potential issues are reviewed and resolved. We can also administer the contract on your behalf and after certification of the progress of works we authorise the release of agreed stage payments to the contractor.
At contract completion we inspect the finished works and review the snag list compiled by the contractor, commenting as necessary and release the final payment – less an agreed amount of money (typically 5%) which is normally released after the defect period (typically 6 months). We also ensure that whenever required Operation and Maintenance manuals are put together and released by the contractor for your records.
